Fulkers Bailey Russell (Fulkers) supported University for the Creative Arts (UCA) with the transformation of The Wells, a 1992 purpose-built office, into a dynamic fashion-focused workspace for its School of Fashion & Textiles. This retrofit spanned 1,886m² across three floors, creating versatile spaces for work, teaching, relaxation, and events, as well as a space than can be used as a catwalk area.

We managed the project from RIBA Stage 2 to completion, serving as Project Managers, Employers’ Agents, and Clerk of Works during the construction phase. The work involved stripping out existing services, renewing IT and MEP infrastructure, making minor structural adjustments, replacing the front façade windows, and delivering a complete internal refurbishment. We coordinated closely with stakeholders to ensure that every element aligned with UCA’s vision.

Our team also facilitated coordination between disciplines, chaired technical and design meetings, and ensured high-quality installations for both fabric and MEP works. Identifying potential risks, Fulkers recommended and provided Clerk of Works services to maintain the quality and finish of the project.

In the lead-up to practical completion, we implemented a clear handover procedure, keeping all parties aligned and ensuring timely delivery. The Wells now provides a vibrant and inspiring environment that supports both collaboration and autonomy, perfectly embodying UCA’s vision for its School of Fashion & Textiles.

Collaborating closely with Maris, the Design and Build Contractor, and Kendall Kingscott, the Quantity Surveyors, we were thrilled to see the successful completion of this project for UCA.
